BUILDING ADMINISTRATOR
 
As a Building Administrator, the following daily tasks are assigned to you:
Being the main point of contact for personnel within the company, maintenance personnel and the tenants. Any issues that occur, incident report with documentation and time stamp must be made.
Oversight of company's SOP - see attached routine work
Check and monitor the physical condition, general upkeep and cleanliness of the building, its surroundings and facilities
To coordinate with the maintenance personnel as often as needed with their day to day duties and schedule of works
Inspection in the leased premises as often as possible to oversee any complaints from the Lessee or as Lessor we will require Lessee to do repair or improvements in the leased premises
Quarterly comply with company's DENR requirements - check only
Quotation of needed materials for the maintenance of the properties of the company
Contacting of subcontractors depending on the scope of work
Approval of Work Permits and Gate Passes of tenants - if construction related, check with upper management for further approval
Ensure all maintenance works are completed at a given timeline
Make sure our tenants comply with our memorandums on their disposals and the use of common washing area
Technical Deficiency Report - if there are lease improvements needed for the tenants to comply. (you may ask Architect Noel/ Engr Mars for assistance on this when needed)
Review and familiarize the pre-construction guidelines, and house rules and regulations for when tenants have concerns, you can readily address the issue
Turnover procedure of tenants - ingress & egress
Construction plans submitted by tenants should be forwarded to our consultants for approval and comments. Retain a copy of this for leasing and building admin before return to tenants
Update plans of all company sites
Daily check of electrical and maintenance reports. Their modules must be submitted to you daily.
These SOP's should be summarized and reported to upper management during the weekly meeting

JOB QUALIFICATIONS:
Graduate of any engineering related course, preferably Civil Engineer
Fresh graduates who are willing to learn
Intermediate Communication and technical skills
Can compose basic reports through word documents needed for the job
Must fulfill 1 year contract in the company after probation period
