PROPERTY MANAGEMENT MANAGER
DUTIES & RESPONSIBILITIES
 
Overall Leadership and Strategic Management
Provide leadership in the operations or multiple residential an commercial properties, each managed by a Property Administrator.
Ensure consistency in the management approach across properties while adapting to the specific needs of each site.
Develop and implement long-term operational strategies for the properties under management, focusing on efficient operations, cost management, and customer satisfaction.
Property Operations and Oversight
Provide oversight and guidance to Property Administrators to ensure the effective management of individual properties.
Establish and standardize operational procedures across all properties to ensure consistency in service delivery, reporting, and compliance with company policies and government regulations.
Financial Management and Reporting
Prepare and manage the overall budget for property management, ensuring financial efficiency and control.
Oversee the collection of association dues, condo dues, and CUSA, whichever is applicable per property
Provide regular financial reports to senior management, including detailed analyses of water revenues, operating expenses, collection performance, and property-level financial health.
Vendor and Contract Management
Manage and negotiate contracts with external service providers, such as security, janitorial services, maintenance, and utility suppliers.
Ensure that contracts are favorable to the company and that service providers meet performance expectations.
Establish and maintain a system for monitoring the performance of all third-party vendors across properties, ensuring services are delivered as per the agreement and to the required standards.
Job Specification
Bachelor's Degree in Mechanical/Electrical Engineering, preferably a licensed Engineer
With 5 or more years of related work experience
Knowledgeable in preventive maintenance programs and energy conservation practices, technical services, financial management, vendor and contract management, people management, presentation and communication skills.
